In the past, when someone wanted to get a loan they had to go through many checks to make sure they were capable of paying it back. This meant that the lender didn’t have to take as much risk when lending the money because they could be relatively sure that the borrower would be able to repay the loan on time. The first category allows you to keep the home while the second category does not. For example, refinancing your mortgage will allow you to keep the home while a short sale will help you to pay off the mortgage but won’t allow you to stay in your house.
